Commercial Manager - 4513

This is a really exciting time to join our Development Team and we’re looking for two experienced and driven Commercial Managers, to help us deliver a programme of up to 1,500 homes each year. Based from either our London, Bristol or Exeter office, but with flexible working arrangements, you’ll provide commercial expertise to support high quality developments, from inception through to the end of the defects period, across the South of England whilst delivering effective procurement for new homes and promoting an effective approach towards Building Safety.

Reporting to our Construction Director you’ll also ensure projects run to established budgets, and provide accurate and timely reporting of budget variance, providing advice on mitigation where necessary.

Key Responsibilities

  • Assist with the Development Team in assessing scheme costs, and to advise on validity of costs obtained from external consultants.
  • Undertake value engineering of scheme costs to achieve best value whilst maintaining the quality set out in the Design Guide and Employers Requirements.
  • Manage the existing network of consultants, suppliers and contractors to ensure the supply chain has adequate capacity and competency.
  • Identify and engage new consultants, suppliers and contractors via compliant procurement and selection processes to supplement / replace existing chain as necessary.
  • Assist the Development and Design team to meet or exceed programmed delivery of new schemes through effective tendering and appointment of contractors.
  • Undertake the assessment of contractor payment stages to ensure in line with cashflow and site progress.
  • Issue guidance to the Employers Agents and Delivery Team to issue Withholding Notice / Pay less notices against contractor applications when contractor is in default.
  • Undertake monthly cost and value reconciliations comparing actual spend to forecast, reporting all variances to line management.
  • Share financial and commercial information with the Finance Team to ensure accurate cost reporting and allocation.
  • Work in collaboration with Procurement Team to ensure corporate compliance in tendering and contract award.
  • Proactively assist with the CDQMs and CoWs to ensure contractor compliance with the agreed contract documents, taking responsibility for all commercial matters.
  • Work with the H&S team to monitor contractor compliance to the agreed RAMS.

Knowledge and Experience
Essential:

  • Experience of managing the budgets of multiple, complex projects simultaneously.
  • Strong analytical background,
  • Ability to accurately report against budget and communicate the findings to senior management.
  • Demonstrates the Guinness Leadership and Management Standard.
  • Excellent, up to date, practical knowledge of the construction process
  • Working knowledge of JCT forms of Contract.
  • Excellent oral and written communications and interpersonal skills.
  • Strong Microsoft Office Skills

Essential Qualifications:

  • Appropriate qualification in Quantity Surveying / Building Management. (HNC/HND in Building Studies)
