About the role
We have an exciting opportunity for an Asset Management Surveyor to join our team in the South. The role is predominantly mobile based mostly covering stock in Bedfordshire, Buckinghamshire, Essex, Hertfordshire and Northants. The majority of the assets covered will be in Milton Keynes.

You will work in a team of 4 field based Surveyors that cover around 30,000 properties across the South of England. There are another 5 surveyors based in the North. Each Surveyor has their own patch although each surveyor may need to assist in other patches to achieve our goals. We have implanted new ways of working as the team is field based and are most productive when they are not in an office. We will have routine one to one and team meetings to ensure we all feel part of an important team which contributes to an annual investment of £40-60 million nationally and keeps our customers safe in their homes.

Reporting to the Senior Asset Management Surveyor , you’ll be responsible for:

  • Carry out asset management surveys and other property assessments, adding information collected to databases and IT systems, including as-built information for newly acquired properties.
  • Assist with the updating of records following any validation or audits.
  • Assist with the management of the energy-rating database by collecting and recording RDSAP information.
  • Assist in the validation or feasibility of thermal efficiency or decent homes work.
  • Record and advise on compliance issues related to asbestos, gas, water hygiene and fire safety.
  • Carry out HHSRS surveys.
  • Conduct Asbestos re-inspections to communal areas, accurately update the asbestos register and escalate concerns.
  • Ensure customers are protected through the monitoring of appropriate referrals and the reporting of safeguarding concerns

Essential experience:

  • Experience of undertaking assessments of buildings including Stock Condition, Fire Risk, Energy Performance Certificates, Housing Quality Indicators and energy efficiency.
  • Good knowledge of building construction and repairs.
  • Familiar with common office IT applications and spreadsheets.
  • Ability to plan programmes of surveys in order to make best use of time and travel.
  • Ability to communicate effectively with tenants and colleagues.
  • Ability to accurately estimate the likely remaining lives of the components of housing and the cost of replacement and minor building works.
  • Delivering high quality services to demanding customers.
  • Ability to work successfully in a remote team.
  • Knowledge of Health and Safety regulations.
  • Knowledge of Asbestos regulations.
  • Demonstrates the Guinness Behaviours.

Desirable experience:  

  • Experience of dealing with the impact of Equality and Diversity issues in the Social Housing sector.
  • Experience of providing a maintenance service within housing.
  • Experience of using hand held computers and PDAs.

Essential Qualifications:

  • HNC in Surveying or Construction & Built Environment Level 4 Energy Assessor qualification.
  • P402 Asbestos Surveying and Sampling Strategies for Asbestos in Buildings.
